Basics for both towers

I want 2 plots 40x40 with identical towers that are 30x30. They must be in a modern style. One tower is reserved for residential space while the other is office space.

I request that they be the second tallest builds in town. They also must end 20 block beneath the world limit.

They must have "maintenance" floors for the holding of redstone to power the redstone lamps. Preferably only one block in height. The residential tower will have private on/off switches. The Office building will have solar powered lights that turn on at night.

Each Floor must be 5 blocks in height in the Residential building. Floors must be 6 blocks in the office building.

I do not want stairs in the towers. They will have 2x2 water elevators on the backside with glass on the outer wall.

The Residential building will have a private garden on top.
The Office building will have a gravel covered roof with an antenna.

The towers will have an open area spanning approx. 10 blocks below the clouds and5 blocks above. Put some picnic tables up in these areas.

Basics for Residential Tower

Top floor must have a two story loft penthouse suit (My suite). Then build penthouses on the six floors below it, one per floor. These will be owned by Dr. C, Wind, Sora, Itachi, Other city builder who I forget the name of, and Media. (In that order top down.)

The rest of the floors must have to smaller suites per floor, no exceptions. All small suites must be identical.

Also each corner will have a 4x4 built in balcony in the smaller suites. The Penthouse suites (On whatever corner has the best view of the city) will have a 8x8 balconys with a bar, Jacuzzi, and 2 lounge chairs.

Also, there will be a 3 block tall maintenance area between each of the penthouse suites. And each 'elevator' stop will have a small sitting area separating the actual room from the elevator with double doors for entrance to the rooms.

Basics for Office tower

Pretty simple all around.

Open floor plan, support beams within, desks every 3 blocks apart.

Then we get to the top 5 floors...

Top floor will feature a two story loft office with a bar, tv, jukebox, big wrap around desk, a map of the city, and a small siting area with bookshelves. Beneath my office floor there will be a full floor boardroom. The 2 floors beneath that will have two large offices per floor. Then the bottom of these four floors will have a large, Elegant restaurant preferably with fantastic city views.

Then on the first 'floor' will have a four story lobby. The main reception desk will have a large sign above it saying "Welcome to NOBLE DELTA; Creating the Future, Today"
Stylize this sign however you see fit.

Then in the basement, set up a 2 story lab. 7 block high floors down here. This is open to anyone testing redstone CIRCUITS
